Legal Description: The Northwest Quarter (NW/4) and the North 100 acres of the Northeast quarter (NE/4) of Section 32, Township 18 South, Range 1 East (32-18-1) Marion County KS.

Land Location: From Durham, 6 miles West on 260th, then 3 miles South on Bison. (Junction Bison road and 260th)

Land Description: 258.79 acres of rolling native grassland with spring fed draw and excellent grasses. Approx. 59 acres in the NW/4 was once farmed and then years ago sown back to grass where the grass has established well.  The balance of farm is all native grass where the desirable grasses are prevalent, show good care, and is clear of trees and brush.  The majority of the NW /4 has only been hayed over the years which shows how easily this land is traversed as you can drive most anywhere on the entire farm with a car without hitting a rock or crossing a ditch. The highlight feature of this land is the abundance of water where the springs flow generously through a draw at the East boundary. Additionally there are several small ponds in various locations.  Perimeter fences range from good fences along the North boundary to average fences along the East and South sides, and no fence along part of the West line.

Minerals: Mineral rights transfer with the land to the buyer. There is production of oil that is minimal.

TERMS:  Earnest money deposit in the sum of $30,000.00 due day of sale payable to Security 1st Title. The balance will be due in full at closing which shall be on or before April 27, 2020. Title insurance and closing fees will be divided equally between buyer and seller. 2019 taxes were $890.60.  2020 taxes will be paid by the buyer.
